Fees at a Glance...

If the property you are purchasing is leasehold then invariably more work is involved and an additional fee will be charged and this will depend on how much additional work is involved but up to a maximum of £150 plus VAT.
We are on the mortgage panel of most lenders and therefore if you are having a mortgage to assist you with your purchase we also act for the lender to look after their interests and do not charge any additional fee for this.
However there are a few lenders whose mortgage panel we are not on and in this respect they instruct an independent firm of lawyers to act for them (we still act for the buyer/borrower).
Therefore this incurs an additional fee and please note we have an arrangement with a local firm of lawyers to act for the lender at an additional fee of £150 plus VAT plus any disbursements and if this is the case then you should add these figures to the quotation. Therefore in order to establish that we are on your lender’s mortgage panel we need to know the identity of your lender as soon as you know it.
